Before The Take-On

First impressions count! Look at the front of your property:
  • Clearthegutters
  • Weed the path/pavement
  • Clean/ paint the front of the house
  • Clean the windows
  • Make sure the front door is presentable
  • Tidy any front gardens
  • Make sure the rubbish bins are out
  • Have a clear out! (What may be decorative to you may look like clutter to others)
  • Clean throughout
  • Don’t forget about the garden, give it a spruce up
  • De-personalise it, make it more neutral
  • Hide any children/pet toys out of sight
  • Take any fridge magnets off the fridge and freezer
  • Clear the work surfaces
  • If the property is vacant, either remove all the furniture or stage the furniture to compliment the room
  • Go through and modernise where you can
  • If there is any outstanding maintenance, this is a good time to get it sorted

For The Viewings

  • Keep the property warm but aired
  • De-clutter and clean through
  • Put a subtle diffuser or air freshener in the entrance hall
  • Take the dog out. We are animal lovers here but some viewers may not be
  • Leave the agents to it! – They know their stuff and buyers are more likely to be
honest when the owner isn’t around. Also you can give off a number of subtle signals without even realising, about how much you want to sell and sometimes even how much for. It is best to leave the agent to the negotiations.
